A home near the sea: avoid a damp rental

Look beyond outdoor temperatures to bedrooms, ventilation and leaks.

Photos do not show the cause

Request a separate daylight video of bedrooms, window surrounds, fitted cupboards and the wall behind the bed. Ask for unfiltered footage. Fresh paint does not prove the underlying moisture problem was repaired: ask about previous leaks and the actual repair. This is an editorial remote-viewing checklist, not a guarantee of housing quality.

Fix water, not just appearances

EPA links mould control to moisture control: address the water problem rather than only removing a visible stain. It recommends drying wet materials within 24–48 hours. A significant problem or health concern calls for appropriate professional help, not just a landlord’s assurance to “open the windows”.

Put arrangements in writing

Clarify who maintains air conditioning, extraction and any dehumidifier, and who handles leaks. Request recent bills and record meter readings on arrival. For a household sensitive to damp, a shorter initial rental can leave room to change homes; compare its total cost against a longer commitment.

Keep this checklist

  • Bedroom and cupboard footage, leak history and repair terms.
  • Seasonal bills, meter readings and handover photographs.
